The Energy Performance of Buildings Regulations 2010 affects people selling their homes as follows:
  • A seller must ensure that an energy performance certificate (EPC) has been commissioned before marketing the property.
  • An EPC has been commissioned when a Domestic Energy Assessor has been instructed to prepare the EPC.
  • An estate agent acting on behalf of the seller must be satisfied that an EPC has been commissioned before commencing marketing.
There are penalties of up to £2,000 where a seller or their agent fails in their duty to comply with the regulations.
