Q: What does the survey cover?
A: I will record the age and construction of the property, take measurements of the dimensions, examine the heating systems and controls, check the hot water cylinder, look at the windows and doors and check the insulation in the wall cavities & loft space (please have a ladder set up for the appointment).
                                                                                                                                                                                                                                                                                                                                    

Q: Will there be any damage?
A: The inspection is purely visual, I will not be drilling walls or taking up floorboards.
                                                                                                                                                                                                                                     

Q: How long will it take?
A: I will need around 25-45 minutes on site.

Q: What payment methods are offered?
A: Cash payable on the day of the survey. Alternatively, you can pay by bank transfer prior to the survey date and we will process your EPC within 2 working days from the survey.
                                                                                                                                                                                                                                     

Q: How fast can I get my energy performance certificate?
A: You will be emailed a link to the EPC register within 2 working days (up to 9pm on second working day) to view/print your new certificate.
                                                                                                                                                                                                                                     

Q: What constitutes a bedroom?
A: If the property is only on one floor, all habitable rooms excluding the Lounge/Diner and Kitchen/Diner will be included in the bedroom count. If the property is on more than one floor, all habitable rooms over the ground floor will count as bedrooms (with the exception of a town house where bedrooms are located on the ground floor).

Q: What if I provide incorrect information/data?
A: Your certificate may be subject to cancellation and removal from the EPC register if you provide information either by email/documentation or verbally that invalidates the issued certificate, no refund will be available in this event.
                                                                                                                                                                                                                                     

Q: What if I miss a pre-arranged booking?
A: If you miss/are not at the property at the time booked or cancel the appointment within 24 hours of the survey you will be liable for a charge equal to the full payment quoted.
                                                                                                                                                                                                                         

Q: Do I need to provide parking? Is there a charge for key collection?
A: Yes, parking must be provided at the property, if paid parking is only available you will be responsible for this cost along with additional costs for extra time both to and from the parking facility.
A: Yes, a £10 charge will be liable for key collections within 3 miles of the property.
                                                                                                                                                                                                                                     

Q: What if I am outside of your coverage area?
A: I still can perform an EPC on your property, although their would be an addition surcharge to cover the extra traveling costs, please ask at time of booking.

Q: How can I check for historical certificates?
A: All current and expired certificates can be found by searching the EPC register here
**Please check if you have a current certificate before ordering a new survey, any previous reports will be shown on the new certificate**
